Full Description

ROWLANDS CASTLE LOCATION ** TWO ALLOCATED PARKING SPACES ** GREAT-SIZED SOUTH FACING GARDEN **

Welcome to Nightingale Close…

Ideal as a first home, or a property to downsize to, is this two bedroom home in the village location of Rowlands Castle. Nightingale Close is a popular and quiet cul-de-sac.

Entering via the UPVC front door you arrive in the entrance hall which has a handy boot-room and utility area, housing the boiler and providing storage (a downstairs WC could easily be installed here) and a door through to the lounge diner. The boiler is 5 years old and benefits from the rest of the 10 year warranty.

The lounge diner is a sunny and spacious room with plenty of room for a sofa suite, dining table and TV. There are stairs to the first floor and a doorway through to the kitchen.

The kitchen is fitted with a range of high-gloss wall and base units with work-surfaces over with integrated gas hob and electric oven. There is space and plumbing for further free-standing kitchen and laundry appliances.

On the first floor there are two bedrooms and the modern bathroom. This has been refitted in recent years to become a shower-room, but did formerly have a bath fitted. The room is tiled and finished with a low-level flush WC, shower cubicle, heated towel rail and wash hand basin.

The Master Bedroom overlooks the garden and has built-in wardrobes. The 2nd bedroom is currently used as an office but would work well as a guest room.

The garden is south-facing and a fantastic size for the size of the home. It is largely laid with lawn with plant and shrub borders. This space could be landscaped to provide a patio seating area, pergola or fantastic play space.

There are two allocated parking spaces to the front of the home.

VIEWINGS ARE STRICTLY BY APPOINTMENT BUT AVAILABLE 7 DAYS A WEEK WITH PRE-BOOKING…

Location

Rowlands Castle village is located on the border of Hampshire and West Sussex, just off the A3(M), and partially within the South Downs National Park. The main village of Rowlands Castle has a primary school, a surgery and adjoining pharmacy, a café, a variety of shops and pubs, and a railway station on the main London-Portsmouth train line. There are a variety of walking and cycle routes incorporating the many rights of way which weave through the area, including the long-distance routes of the Shipwright’s, Staunton and Monarch Ways. You can investigate the Parish’s connections with the Crusades and medieval times, smugglers’ haunts and Jane Austen, or visit nearby Stansted House and its Estate… then relax in one of the local pubs or cafes overlooking the village green, allegedly the largest in Hampshire.
